How are Your Repairs Going?

Who does your repairs? You or a contractors?

After a tenant leaves do you paint or just clean up?

I have a tendency to repaint the unit. I don’t know what it is about a fresh coat of paint. One color I don’t like to use is white. I feel white is OK for the bathrooms or Kitchen  Then I use eggshell or semi-gloss.

For the rest of the walls I like to use a neutral color and paint the trim white. I feel it give the unit a POP.

Have you gone in a building with everything painted white feels like a Hospital room.

Do you update items to be energy efficient? Like a low flow shower head?

They are cheap and can lower you water bill. Install time about 5 min.

What about a high efficient toilet? You can get one for about $50 at a big box store but they use a lot of water. Talk about money down the drain. At one of the the big box retailer you can get a high efficient one for $88. With the flush power of 10 on a scale from 1 being weak to 10 being the strongest. It being only 1.28 gallons per flush. Install time about 1 to 1.5 hours.

Redoing the Kitchen or Bathroom? Where are you going to get the stuff to do the work? Big box store? Discount Box store? Let me give you one more suggestion, builder surplus auction. NOTE: be sure you know your prices before going because you can overpay.

What does the auction carry it depends on the location but here are a few. Kitchens cabinets, light fixtures, ceiling fans, tubs, doors, windows, ladders, tools, BBQ’s, tile, flooring.

Replacing the carpet? Are you going to go to the carpet store and pick out the carpet and have it installed? How about going to a carpet reminisce store. Most of the carpet is pre-cut to a certain size by mistake, customer did not pick it up or, left over from another job, or last of the roll.

Some times I wonder if it would not be cheaper to install hard word or laminate. Do to it lasting longer and at times some of the reminisce being larger then I need meaning I have to pay from more carpet then I really need.

What else is there?

Replacing appliances? I don’t mind going to the used appliance place to get stoves. Fridges I like to buy New scratch and dents are great if you have those stores. Yes In Chicago you can get appliacne from the likes of  Sears.

    There are some good carpet stores that do off good deals on great products. Do your homework and find them.
