Apartment Vacancy at its Lowest in Years.

Have you read any article over the last 10 days about how low vacancy is? I guess Reis came out with its 2nd quarter results for apartments. So every one now is coming out with what they think it meant.

I have read a few articles that is multi-family in a bubble. How did they come up with that? If it is in a bubble I think it is years away from popping. Click Here to read an article about oversaturation. Do I think we are in a bubble??? time will tell.

Well think back to the housing bubble it was years of building, value increases, low mortgages. How long have they been building apartment complexes? Not very long Building starts are just increasing year over year. Next Value, how much has multi-famliy increased not much cap rates are still where they have been for a few years. Mortgage rates are still lowest that they have every been.

So is it a time to get a mortgage? Absolutely but get one responsibly.

With vacancies going down and rents going up I feel it is a good time to get info multi-family. The main issue I see with multi-family is the availability of getting a loan.
